Purpose: This study aims to determine the significance of the effect of board diversity, woman on board of directors, on the financial distress of Property and Real Estate companies listed on the Indonesia Stock Exchange for the 2017-2021 period.

Design/Methodology/approach: This study uses a quantitative approach with a population and research sample using Property and Real Estate companies listed on the Indonesia Stock Exchange for the 2017-2021 period. This study used a purposive sampling method, so that 8 representative samples were obtained according to the criteria determined by the researcher. The analysis technique in this study is the classical assumption test and multiple linear regression analysis, hypothesis testing using the SPSS version 25 application.

Findings: Based on the results of the analysis, it was found that the educational background of foreign directors partially had no significant effect on Financial Distress, female directors partially had no effect against Financial Distress. Foreign educational background of female directors and directors simultaneously has no effect on Financial Distress.

Research Implications: The practical implications of the results of this research can help investors as decision-makers regarding Board Diversity,Woman on Board of Directors on Financial Distress. Theoretical implications of the results of this study can explain agency theory. This empirical policy implication provides evidence regarding the effect of Board Diversity, Woman on Board of Directors on Financial Distress.

Originality / Value: The originality of this research can be shown from the difference with previous research, first (Kharis, J. B. & Nugrahanti, Y. w, 2022) explains that Woman on Board of Directors have a negative effect on Financial Distress. Second (Saputra W.S, 2019) explains that educational backgroun have an affect on firm value.
